Floor Plan

Floor plans are necessary for each floor or building level that will be affected by the project. If you are working with an addition, all or at least part of the existing structure may be required.

This is what you should expect to include on the floor plan.

  • Title and scale
  • All room names or uses (e.g., kitchen, living room, bedroom)
  • Location of plumbing fixtures
  • Size, direction and spacing of structural members (joists, columns, beams and lintels)
  • Interior and exterior dimensions, including door and window sizes
  • General specifications/materials to be used
  • The extent and size of both the new and existing structures
If floor joists are involved in the renovation, the layout of those joists from the manufacturer must be included.

Roof Framing

Roof and ceiling framing must be clearly indicated on the floor plans. That includes spans of prefabricated roof truss and joist systems, location of all hip or girder trusses. If the framing is complex, you will need the roof truss layout from the supplier. To cover the load conditions, the drawings should contain explicit details about this factor.

Cross-section Detail

This is a depiction of all the structural portions of the house and shows what is behind the walls. The drawings submitted for approval may need to show both the existing and proposed changes.

The following detail is expected on a cross-section drawing.
  • Title and scale
  • Room names
  • Heights and dimensions of doors and windows
  • Size and types of materials and finishes
  • Finished floor level and grades
  • Extent of existing house and proposed additions

Elevation View

This is the illustration of each side of the exterior as it will be finished and is a requirement for any work proposed on the outside of a building. It must include:
  • Title and scale
  • Heights and dimensions of existing and new window and door openings
  • Exterior finishes and materials
  • Finished floor levels and grade
  • Extent of proposed addition and existing house
  • Overall height of building
  • Slope/pitch of new roofs

Grading

This looks at the slope of the land and what the drainage is like or proposed. If it is not satisfactory for good drainage, a plan to grade the land or make it slope properly will be required. This must be prepared by a licensed professional engineer, engineering technologist, or land surveyor and show the before and after views. Two copies must be submitted for the permit to be issued.

This plan is necessary in either urban or rural areas when:
  • Proposed construction may adversely affect the existing drainage.
  • Proposed structure is a new building, an addition, or accessory structure greater than 55m2 (592 square feet).
  • Proposed structure is within 1.2 meters (4′) of the property line.
  • Installation of a pool located is within 1.2 meters of the property line.
