Meeting A Home Designer

Our designers are with you for the entire process and can help you with customer service and site visits. We help you with design elements like, sun direction, privacy concerns, setbacks, and municipalities’ restrictions. We encourage our clients to bring in photos from books or magazines, sketches, outlines of plans, or anything that will have an impact on the design and final plans. Beginning with these sketches, we develop a more complete plan, including your choice of hardscape and materials. We take into account the natural grade of your land as well as any slopes or other features that will affect the finished product. With these considerations in mind, we begin to develop a three-dimensional model of your landscaping project.

Architectural Plans & Engineering

Zoning, Permits & Planning

Building a luxury home is a complicated process that requires a great deal of planning and coordination. In Ontario, all construction projects must comply with the Building Code, which sets out minimum standards for safety, health and accessibility. In addition, all homes must be approved by the municipality in which they are being built. This approval process ensures that the construction project meets all local zoning requirements and that the finished home will be safe and up to code. Some construction projects will require provincial consultation and could require revisions. Thats why we take care of all the permits, zoning and planning so you wont need to worry about complicated forms and laws.

Financing & Construction Loans

A Construction mortgage, builders mortgage or draw mortgage is a type of loan that protects the investor and contractor. This type of financing allows milestones to be determined and payments only occur when these stages have been completed. Typical milestones include excavation, foundation, roofing, exterior, interior, and finishes. This kind of loan ensures the work is paid for in small chunks but only if the project passes inspections and contractual obligations. Constructing Your Custom House

Construction only begins once all the plans are in place for a smooth and worry-free project. We work with Highbridge Construction, who connect our clients with a stream lined team of in-house contractors, engineers, plumbers, electricians and other trades. Having the right team and hiring our own tradespeople allows for better scheduling and ensures the project stays on time. There are always going to be surprises when building a custom home – rerouting wires or minor changes to plumbing should not require the entire project to be delayed. Thanks to our experienced team, we can quickly adapt to any changes and keep the construction process moving forward. Permits and Approvals

After you, the client, sign off on the final design, we will begin the process to secure the appropriate permits. This is part of the fee you will be responsible for, although we will do the leg work. The number and types of permits necessary will vary depending on the project, the municipalities, and other factors.

Some of the types of permits can include:

  • Septic permit fee
  • Demolition fee (if you are tearing down an existing house to make room for a new one)
  • Plumbing Permit Fee
  • On-Site Temporary Living Accommodation
  • Water & Sewer connection Fee
  • Road damage deposit.
  • Development fees (large fee for all new houses being built on virgin property i.e. never been built on before)

Local agencies will review all the plans and be sure all permits are in place before anything happens. When all is in order, the permits will be issued.

Inspections of all the key elements of the construction are conducted. Each phase must be inspected and approved before we are able to move forward with the next portion. The inspectors will be checking for health and safety and compliance with all the Ontario and local building codes. We must notify the inspectors’ offices with a 24 to 48 hour prior notice to arrange for the visit.
