Permits and Approvals
After you, the client, sign off on the final design, we will begin the process to secure the appropriate permits. This is part of the fee you will be responsible for, although we will do the leg work. The number and types of permits necessary will vary depending on the project, the municipalities, and other factors.
Some of the types of permits can include:
- Septic permit fee
- Demolition fee (if you are tearing down an existing house to make room for a new one)
- Plumbing Permit Fee
- On-Site Temporary Living Accommodation
- Water & Sewer connection Fee
- Road damage deposit.
- Development fees (large fee for all new houses being built on virgin property i.e. never been built on before)
Local agencies will review all the plans and be sure all permits are in place before anything happens. When all is in order, the permits will be issued.
Inspections of all the key elements of the construction are conducted. Each phase must be inspected and approved before we are able to move forward with the next portion. The inspectors will be checking for health and safety and compliance with all the Ontario and local building codes. We must notify the inspectors’ offices with a 24 to 48 hour prior notice to arrange for the visit.
