What Is A Custom Home?
A custom home is a one-of-a-kind house that is designed for a specific client and for a particular location. The custom home builder may use plans created by an architect, deisgner and homebuilder. Custom homes provide consumers with the opportunity to control layout, lot size, and accessibility. Custom homes are often built on individual lots and may include features that are not found in “production” or “tract” housing developments such as special windows, extra-large garages, unique exteriors, or detailed interior finishes. Tract housing developments are distinguished from custom housing in that the houses in a tract development are constructed at the same time by the same builder on land that is subdivided into many small lots. In contrast, each custom home is individually built on a separate lot owned by the consumer. Some custom builders also offer semi-custom homes. These are houses built from floor plans created by the builder with some customer input and feedback, but with less customer involvement than in a completely custom home. A custom home builder may not use any preexisting floor plans whereas a semi-custom builder will typically offer a variety of existing floor plans to choose from.
Construction Ready Lots For Custom Homes
In most cases, custom home builders construct on land the home buyer already owns. Some developers sell fully serviced lots specifically for the construction of custom homes. This makes it easy to build a custom home since the lot is construction-ready and builders can focus purely on the design of the home. However, there are also some disadvantages to building on a serviced lot. First, the cost of the land is often higher than for a traditional lot. Second, the builder may have less flexibility in terms of the placement of the home on the lot. But, overall, building on a serviced lot can be a great way to simplify the process of constructing a custom home.
